Renting privately in Wales
Your home, your contract and the practical details that matter. Rebekah Homes helps Swansea renters understand the steps before moving in and where to find trusted guidance during their occupation contract.
Understand your contract
Most private renters in Wales have a standard occupation contract. Your written statement explains the terms, rent and responsibilities. Read it carefully and keep a copy. Review our Guide To Renting for a deeper overview.
Before you commit
Check affordability including household bills. Confirm rent, any deposits, proposed start date and what is included. Familiarise yourself with Holding Fees and ask questions before paying or agreeing to terms.
On moving day
Compare the inventory with the property, record existing damage with photos, take meter readings and keep safety documents together. Review the Contract Holders Fees & Schedule for clarity and tell us promptly about discrepancies.
During your contract
Pay rent as agreed, report repairs early and keep records of communication. Refer to our Damp & Mould guide for maintaining your home. Ask before making changes and follow the agreed arrangements for access.
Planning to leave
Check the terms and obtain advice on the notice required for your particular contract. Do not assume a fixed-term contract can be ended early.
